Make a Reservation
We don't have a direct on-line booking system, but we do have a live availability calendar at the bottom of this page. If the dates you want are free and you are interested in booking with us, then please check out our seasonal rates below.
If you prefer to book through one of the travel websites, you'll find us on AirBnB & TripAdvisor. We hold TripAdvisors' Certificate of Excellence for both 2018 and 2019 & have been AirBnB Superhosts on numerous occasions.
If you have questions and want to call or email us, we'll be more than happy to work out your holiday costs and answer any questions you may have.
You don't have to book by the week, our minimum stay is just two nights with three night minimum stays in the holiday season.
Our beach house is perfect for short breaks, so we'll always try and accommodate long weekends or midweek breaks when we can.

Our Rates:
Holiday Season - Easter, Bank Holiday Weeks, Christmas and New Year: £995.00. per week or £165.00 per night (Minimum 3 Night Stay)
High Season - June-July-August* £975.00 per week or £165.00 per night (Minimum 3 Night Stay)
Regular Season - April*, May*, September and October - £925.00 per week or from £150.00 per night (Minimum 2 Night Stay)
Low Season - January*, February, March*, November and December*. £875.00 per week or from £150.00 per night (Minimum 2 Night Stay)
Weekend Stays - Friday, Saturday & Sunday £165.00 per night* (Minimum 2 Night Stay)

If you're visiting Whitstable to compete at either Seasalter Sailing Club or Whitstable Yacht Club, we offer sailors a 10% discount* (*Other than for Holiday Season Dates).
Payment
We accept payment by Pay-Pal, or by personal cheque. When you reserve by phone we will hold your reservation for 5 days. Once your payment has been received your booking will be fully confirmed.
If your booking is less than 8 weeks from the date of arrival please make full payment at the time of booking, if your reservation is more than 8 weeks from you're arrival date, you may pay in full, or pay a deposit of 20% to secure your booking. Any remaining balance will be due no later than six weeks before your reservation date.
Security Deposit
We request a £250.00 security deposit against damage and breakages, which we will refund directly back to your Bank account within 3 days of your departure.
Cancellation
If your balance is not received by the due date, your reservation will be cancelled. If you cancel more than 8 weeks before your booking, we will provide a full refund less any PayPal charges incurred. If you cancel within 8 weeks of your arrival date we will provide a 50% refund, but if you cancel less than 4 weeks before your booking we do not offer a refund. Should you cancel your booking at any time, we will of course return your security deposit immediately, less any PayPal charges incurred.
What you get
Our standards are high and you'll find the beach house fully equipped. From cutlery and cookware to sheets and towels, we provide virtually everything you need for your stay. You are of course welcome to bring your own bedding and towels if you prefer.
The beach house has two bedrooms, both with full size double beds, so is designed to sleep up to four people in comfort.
Sorry, we can't provide high chairs or cots, but you are welcome to bring your own.
The beach house is fully centrally heated, so summer or winter you'll be comfortable, all heating costs are included in the price of your stay.
Cleaning
There is a standard cleaning fee of £50.00 per stay, excessive cleaning will incur a minimum £100.00 fee deducted from your security deposit.
Please Note:
Sorry, we do not currently allow pets.
Please be aware that we rent exclusively to couples and family groups, we don't take Stag or Hen parties.
The house and deck are strictly no smoking.
